No price guide can feel like a game. It isn’t always. Here is how we use offers campaigns, and what buyers and sellers should expect from them.
Why we sometimes leave the price off
In a market with few comparable sales, a fixed price can either scare buyers away or leave money on the table. An offers campaign lets the market tell us what a home is worth — as long as it is run honestly.
For buyers, the rule is simple: ask the agent what the seller would accept. We will tell you. For sellers, we set a private reserve before the campaign starts and report every offer, in writing, the day it arrives.
We write when the market gives us something honest to say.
